Unit 201 in the ‘Keystone Professional Center Condominiums’ together with an undivided interest in the common elements thereof, including by way of illustration and not limitation, an undivided interest in the limited common element described as ‘Unit 302’, as established by the Declaration of Keystone Professional Center Condominiums (a commercial condominium) and bylaws recorded among the Land Records of St. Mary’s County, Maryland at Liber JWW 3082 Folio 236, and the condominium plat prepared by Nokleby Surveying, Incorporated entitled ‘Keystone Professional Center – Morrow Office Building Condominiums – Lot 500-8 Town Creek Manor-Horizontal Property Regime’, recorded among the Land Records of St. Mary’s County, Maryland at Plat Liber 64 Folio 21; and
Unit 202 in the ‘Keystone Professional Center Condominiums’ together with an undivided interest in the common elements thereof, as established by the Declaration of Keystone Professional Center Condominiums (a commercial condominium) and bylaws recorded among the Land Records of St. Mary’s County, Maryland at Liber JWW 3082 Folio 236, and the condominium plat prepared by Nokleby Surveying, Incorporated entitled ‘Keystone Professional Center – Morrow Office Building Condominiums – Lot 500-8 Town Creek Manor-Horizontal Property Regime’, recorded among the Land Records of St. Mary’s County, Maryland at Plat Liber 64 Folio 21.
Said Property is assessed as being comprised of 3,372 square feet and 880 square feet respectively of above grade enclosed area. Said Property is sold in an “as is condition” and subject to all superior covenants, conditions, liens, restrictions, easements, right-of-ways, and tenancies as may affect same, if any. The purchaser shall assume the risk of loss to the property immediately as of the sale. The purchaser recognizes that any investigations, examinations or inspections of the property are within the control of the owner in possession and not within the control of the trustee and that the purchaser waives and releases the trustee from any and all claims such purchaser may have now or in the future relating to the condition of the property. The Trustee reserves the right to withdraw the property from sale prior to acceptance of the final bid; increase or waive the deposit requirement and postpone the sale or keep it open for any length of time.
TERMS OF SALE: A deposit of $30,000.00 cash or certified funds shall be required at the time of sale. The balance of the purchase price with interest at 5.00% per annum from the date of sale to the date of payment will be paid within TEN days after final ratification of the sale except that if the secured party is the purchaser, a credit will be allowed for the mortgage debt. The secured party, if the purchaser, shall not be required to give a deposit. Adjustments on all taxes, public charges and special or regular assessments will be made as of the date of sale and thereafter assumed by purchaser. Title examination, conveyancing, state revenue stamps, transfer taxes, title insurance, and all other costs incident to settlement are to be paid by the purchaser. Time is of the essence for the purchaser, otherwise the deposit will be forfeited and the properties will be resold at risk and costs of the defaulting purchaser. If the sale is not ratified or if the Trustee is unable to convey marketable title, the purchaser’s only remedy is the return of the deposit.
